Phase 1

Construction Documents

Once the design direction is established, we prepare a comprehensive set of construction documents. These drawings and specifications serve as the instruction manual for your project and are used for permitting, pricing, and construction.

  • Documents for permitting and builder pricing
  • Final construction-ready plans

Phase 3

Construction Administration

During construction, we act as your representative to help ensure the project is executed in accordance with the design intent and documentation. We remain actively involved, assisting with decisions, responding to questions, and addressing field conditions as they arise.

  • Site visits and progress reviews
  • Responding to contractor questions (RFIs)
  • Reviewing submittals and shop drawings
  • Ongoing coordination through completion

During the design phase, we evaluate a wide range of considerations, including:

  • Materials, systems, and energy efficiency
  • Budget, lifecycle costs, and maintenance
  • Zoning, codes, and safety requirements

Construction Team

Choosing the Right Builder

We guide our clients through the builder selection process and help evaluate bids, schedules, and methodologies. Builders may be engaged early to provide cost feedback and construction insight, or selected after construction documents are complete. In either case, we emphasize transparency, experience, and strong communication.

A successful project depends on a well-aligned team working toward a shared goal from the outset.

During Construction

Advocacy Through Completion

Construction is an evolving process, and not every decision can be finalized at the outset. We remain involved to help resolve questions, coordinate details, and assist with selections such as lighting, finishes, and millwork. Our ongoing presence helps ensure quality, clarity, and continuity through project completion.

Fees & Next Steps

Following the initial consultation, we provide a detailed proposal and fee estimate tailored to your project. As a general guideline, architectural fees typically range from 5%–8% of total construction cost, depending on scope, complexity, and level of customization.
